Fund your dream remodel with no new monthly payments
Unison converts up to $500k of your home equity into cash you can use to upgrade your kitchen, add a bathroom, or fix your roof. No new monthly payments for up to 30 years; instead, we share in your home's future change in value when you sell your home or settle the agreement.
Renovating with a loan adds a payment right away
You want to upgrade or improve your home, but taking out a HELOC or home equity loan means taking on a new monthly bill at today's high interest rates.
An Equity Sharing Agreement is different. You get the cash you need to remodel with zero monthly payments and a timeline with actual breathing room. Stay in your home, enjoy your upgrades, and when you're ready to sell or end the agreement (up to 30 years), you'll return the original funds plus or minus Unison's share of how your home's value has changed.

With Unison, keep 100% of the home value you create
Our Capital Improvement Adjustment (also called a Remodeling Adjustment) is one of the most important features to keep in mind if you’re planning home improvements.
Here's how it works:
- Carry out your renovations with licensed contractors and fully document every project
- When ending your Unison agreement (as long as the agreement has been in place for at least three years), you can request a Capital Improvement Adjustment
- An independent appraiser will determine how much value your improvements added to your home (important: this is NOT the same as what they cost)
- That amount will be subtracted from your home’s ending value, reducing the total change in value shared with Unison.
Many home equity investment (HEI) companies do not offer adjustments like this. Instead, they take a share of the value your improvements help build, no matter what.

Frequently asked questions
If you own equity in your home, consider whether an investment from Unison is right for you.
Will Unison share in the value added by my home improvements?
We believe that if you make improvements that boost your home’s value (beyond regular maintenance), you should keep all the benefits. That’s why we use a tool called a Remodeling Adjustment.
To qualify for a Remodeling Adjustment, you need to work with licensed contractors and fully document the project. We then use an independent appraiser to determine how the work changed the value of your home, making sure you receive full benefits. Keep in mind that some renovations add more value than others and some don’t add any new value at all. Whenever you are thinking about a project it is always a good first step to reach out to our team. It’s important to note that the Remodeling Adjustment doesn’t apply if you end the agreement in the first three years.
What happens to the equity I'm building with every mortgage payment?
The home equity built with every monthly mortgage payment belongs entirely to you. Unison only shares in the future change of your home’s market value.
For example, if the Original Agreed Value of your home is $500,000 and you sell it ten years later for $600,000, we'll only share in a percentage of that $100,000 growth in value. All the additional equity you've earned by paying down your mortgage debt is 100% yours to keep.
Does Unison share in the downside if my home loses value?
Yes. Unison is not a loan; we are invested in your home alongside you, so we win and lose together. Though such cases are not common, with significant decline in your home’s value–something neither of us are looking for!–it is possible that the value of the agreement, and your ending amount due to Unison, would be $0. It’s this feature along with the absence of any monthly payments that distinguishes an equity sharing agreement from a loan.
So, what's the catch?
The honest answer: If your home gains a lot of value during the agreement, Unison's share of that growth can exceed the total interest you might have paid on a loan. That's the trade-off. Cash now with zero payments for up to 30 years in exchange for a slice of the unknown future growth in your home's value. If your home doesn’t appreciate that much, or even loses value, equity sharing can be a significantly more affordable way to access the wealth in your home.
